Renting a property can be complicated without having the correct understanding of the process.

Cross & Prior aim to make the entire process as simple, straightforward as possible – from searching for a suitable property to moving you into your new home.

We take you through the process thoroughly, starting with a clear and detailed guide to help you every step of the way, to a smooth and stress free renting experience.

  The first step for you to finding the 
  perfect property is to register with
  Cross & Prior in order to receive 
  suitable properties as soon as they
  become available.

  We will endeavour to make your
  Property Search easy by keeping
  you updated with newly available 
  properties that meet your personal
  requirements.

  We recommend you Contact Us
  early to arrange a viewing of any
  properties that interest you. We
  accompany you throughout your
  viewing so that we can answer any
  questions you might have and
  assist you where necessary.



  Once you have found the perfect
  property, and you are confident
  that this is right for you, and then  
  you need to reserve it as quickly  
  as possible.  

  You will be required to complete
  an Application Form and pay the 
  Holding Deposit - equivalent of one
  weeks rent in order to secure the
  property. We will then take the
  property off the market and start the 
  tenant referencing process.

  The referencing process takes two
  to five working days, depending on
  the availability of your referees
  to confirm the information you
  have provided.
            
  You also need to provide us with
  a Photo ID (Passport or EU Driving
  Licence) and Proof of your current
  Address (Bank Statement or Utility
  Bill) before we are able to draw up
  the Tenancy Agreement (We are
  required to see the original).
 
  

  We contact you once we receive 
  the reference reports back and
  these have been approved by your
  landlord we will draw up the Tenancy
  Agreement for your signature..

  The payments of 1 month rent in 
  advance and 5 weeks rent as 
  security deposit need to be 
  received by us as cleared funds 
  (e.g. cash or paid via internet
  banking) prior to keys to the property
  being released.
 
 

  Before moving in, you will receive
  a copy of the Inventory which you
  must sign. You will be given 7 days
  to check through and confirm the
  property is in the condition stated.
 
  We also provide you with all of the 
  current utility meter readings, the  
  relevant suppliers contact details
  to help you make a smooth move. 

  You can now move into and enjoy
  your new home!

 

  Fees and charges for tenants
 
  Moving into a new rented property is expensive enough without a significant amount of
  fees being added on top of the deposit and rent. Cross & Prior strongly believe that you,
  as a prospective tenant, should know all the costs involved before you invest time and
  effort into viewing the properties that you may be interested in.

  With this in mind, we are always up-front about our fees and we will provide you with clear
  information about our charges before you commit to renting a property through us, in order
  to assist you to make more informed choices, and more importantly, help you to avoid being
  stung by unexpected costs.

 

  The rules for how fees will be charged for Assured Shorthold Tenancies (AST) are different to how fees will be charged      
  for Non-Housing Act Tenancies (NHA)
  

  ASSURED SHORTHOLD TENANCIES (AST)

        
  Permitted payments 

  Before the tenancy starts (payable to Cross & Prior)

  Holding deposit - Equivalent of one weeks rent, which will be carried forward towards the full deposit to be held against   
  dilapidations on completion of the tenancy.

  Deposit: annual rent less than £50,000 - Equivalent to five weeks' rent

  Deposit: annual rent £50,000 or more - Equivalent to six weeks' rent

 

  During the tenancy (payable to Cross & Prior)

  Any specially negotiated clauses agreed after the tenancy agreement is signed - Payment of £50 (inclusive of VAT), or  
  any reasonable costs incurred if these are higher than £50. Examples of changes include permission to keep pets at the  
  property, or any other amendment which alters the obligations of the agreement

  Change of a named tenant on a joint tenancy - Payment of £50 (inclusive of VAT) for one reference and a new tenancy  
  agreement, or any reasonable costs incurred if these are higher than £50

  Early termination - All costs, fees and charges incurred by the Landlord for allowing early termination including the Agent's  
  existing or re-letting fees

  Default fees and charges

  Late, unpaid, returned rent payments - Payment of interest at 3% above the base rate of Bank of England per annum,  
  calculated daily, where the rent payment has been outstanding for 14 days or more

  Lost keys/security devices - Any cost for the replacement of keys, fobs, security devices or associated items which have  
  been lost, damaged or broken

  Other permitted payments

  Any other permitted payments, not included above, under the relevant legislation including contractual damages.

  These charges are in line with Government regulations.

 

  NON-HOUSING ACT TENANCIES (NHA)

  Holding deposit - Equivalent of one weeks rent, which will be carried forward towards the full deposit to be held against   
  dilapidations on completion of the tenancy.
 
  Deposit - Usually equivalent to six weeks’ rent

  Administration fee - £150 (inclusive of VAT) per tenant 
 
  Change of a named tenant on a joint tenancy - £150 (inclusive of VAT) per tenancy will be charged if any amendments to  
  the named tenant(s) or guarantor(s) are required during the tenancy or guarantor agreement. The above administrative 
  charges will also apply

  Any tenancy agreement specially negotiated clauses agreed after the tenancy agreement has been signed - £150  
  (inclusive of VAT)

  Late/unpaid/returned rent payments - £60 late payment charge and 3% above the base rate of Bank of England per  
  annum, calculated daily

  Early termination - All costs, fees and charges incurred by the Landlord for allowing early termination including the Agent's  
  existing or re-letting fees

 

  Cross & Prior is a member of the Property Ombudsman (TPO) scheme and subscribes to the TPO Code of Practice for 
  Residential Lettings Agents.
